The Redmond Road Remodel is just one example in which we completed a total transformation of the home in order to re-sell the property as a “flip” for investors. 10807 Redmond Road began in 1989 as the David Weekley model home for Circle C Ranch.
The home had virtually no upgrades or updating over the past 30+ years with the original owners.
On this property, we started out with the replacement of many windows, so that the home had a good base cosmetic appearance with no fogged glass or old metal framing. We wanted to carry the theme of the high ceilings throughout the house with a nice, linen white paint color to enhance the feeling of spaciousness with clean crisp lines throughout. Three major re-construction elements changed this property, and the rest was a lot of cosmetic additions. The first change was the removal of the wall between the kitchen and the formal dining room. This enabled the kitchen to have more of a visual involvement with the family room and main entrance area of the home. It really opened that side of the house. The second major construction item was running gas plumbing to the center island to support a gas range with downdraft venting. It replaced the old electric cooktop that was also vented. The third major item was the reconstruction of the office closet to a flat wall for that front office downstairs. On the other side of that wall was the old master shower stall. That enabled us to double
the master shower size, by extending into space where the office closet used to be. Those were the three “surgical” transformations that took place with the home. Starting with the entrance, we replaced the front door with a modern look and installed new sidelight windows.
Upon entering, you are welcomed by a sea of white-oak hardwood flooring that takes you throughout the house. Leading into the kitchen, we moved the refrigerator into the wet bar space, created the wall behind and attached the water source. We added cabinetry to the kitchen, white quartz countertops and herringbone Travertine marble
backsplash. The family room was enhanced with a stacked-stone fireplace and mantel. The beadboard ceiling was installed, along with LED lighting throughout the home. The downstairs bathroom had the shower installed, floating cabinetry and matching tile on the wall and floor of the shower. All the model-home mirrors and built-in cabinetry in the master bedroom were removed, giving the bedroom more space and an uncluttered look. The master bathroom was completely remodeled with a freestanding Kohler tub, quartz countertops, solid brass hardware, tile, sliding doors and a large custom shower. The master shower is roughly double the size after the renovation into the adjoining office closet with custom tile, frameless glass shower, and recessed built-ins. The two full baths upstairs were upgraded with quartz countertops and tile floors.
The home turned out fantastic and we had an immediate interest during our first open house. At the time, it sold for more than any other home had ever sold for in the history of the original Circle C Ranch founding streets.
